House near Duns

Living Spaces

An early 19th Century house with coach house, sitting adjacent to Whiteadder Water in Berwickshire. Historically associated with the Blanerne Estate the house sits in a beautiful tranquil valley. The house was poorly extended to the front in 2005 by others.

Our brief was to improve the front entrance, resolve the internal circulation and provide a better relationship between the family kitchen and the garden and river.

The solution was to remove the existing dark narrow stair, which was accessed from the living room in the historic house, and use the 2005 extension to provide an entrance hall with a new open timber stair to the upper floor.

A new zinc clad extension was added to the river side of the house in a contemporary language to provide a large kitchen dining space with extensive glazing to the river and the south overlooking the garden. The kitchen is bathed in natural light with an external timber deck at the same floor level extending the sense of inside/outside space. The extension is raised on a tanked base to give additional flood protection to the house from the river. The banks of the river have also benefitted from extensive flood protection works by the river authorities.
