Living Spaces

This project involved the complete sensitive renovation of a B-listed, three-storey property in Edinburgh’s Grange Conservation Area. Key interventions – including a new central stair and the reconfiguration of all floors – transformed a once derelict, uninhabitable space into a light-filled, contemporary family home.

 

The existing layout had two disconnected staircases, creating a fragmented plan with poor circulation. The decision to introduce a single, central staircase dramatically improved connectivity between all floors and allowed light to flood the entrance hall below. The addition of a glazed screen partition further increased visibility and openness across the lower ground levels.

 

The removal of downstands and opening of internal walls created a more open, light-filled space that is both comfortable and functional for everyday, family life. With a more contemporary material palette and custom joinery, this space has a modern and clean aesthetic, while the upper floors have a more tranquil and intimate atmosphere.

 

To improve performance and comfort, full damp-proofing and floor insulation were also carried out, ensuring a dry and thermally efficient living space within the building’s historic fabric. The upper floors feature new engineered timber flooring, soft colour palettes and carefully retained plasterwork, contributing to a gently traditional aesthetic.

 

Heritage elements were retained and restored throughout. Original sash and case windows have been carefully refurbished, reglazed, and upgraded. Decorative plaster cornicing was retained and repaired, and the roof was re-slated with redressed original and reclaimed slates, hung in diminishing courses to maintain the building’s character.

 

The result is a carefully balanced light-filled home that feels both contemporary and timeless, combining thoughtful restoration with sensitive interventions.
